Terms of use for viewing listing data (VOW)

This page is the consumer terms of use you agree to when you create a free account to view listing and sold data on this site through a Virtual Office Website (VOW). Your acceptance is recorded with a timestamp and the version shown above. These terms are required under the VOW rules of the applicable real estate board / data source before we can display certain data (such as sold prices and price history) to registered consumers.

1. Registration & who may use the VOW

Access is for individual consumers with a bona fide interest in the purchase, sale, or lease of real estate. You agree to provide accurate registration information, to keep your login confidential, and that you are the only person using your account.

2. A lawful, personal, non-commercial licence

We grant you a limited, revocable, non-exclusive, non-transferable licence to access the listing data for your personal, non-commercial use in connection with your own real estate needs. You may not use the data for any other purpose.

3. What you may not do

• Copy, scrape, harvest, redistribute, resell, republish, or create a database or derivative product from the listing data.
• Use bots, crawlers, or automated means to access or extract data, or bypass the sign-in gate, rate limits, or any security measure.
• Share your account or provide access to non-registered users.
• Use the data to contact sellers/buyers or for any commercial solicitation.

4. Ownership & accuracy of the data

Listing and sold data is owned by the listing brokerages, the real estate board(s), and/or the data source, and is protected by copyright and the VOW agreement. It is provided for your convenience and is believed reliable but is not guaranteed accurate; it may be delayed and is subject to change or removal. Sold figures reflect reported transaction data and are not an appraisal or a guarantee of value. Verify anything important with your real estate professional.

5. Display, refresh & retention rules

We display the data only as permitted by, and refresh and remove it in accordance with, the governing VOW/data agreement. A listing or its data may be withdrawn from display when the source requires. (The specific display-rule parameters are configured to match the signed agreement when the live feed is activated.)

7. Suspension & termination

We may suspend or terminate your access at any time for breach of these terms or as required by the data source. You may close your account at any time from your account settings.

8. Privacy

Personal information is handled under our Privacy policy. Your consent record for these terms is retained as part of our compliance audit trail.

9. Changes

If we materially change these terms we will publish a new version (the version stamp above changes) and may ask you to re-accept. Prior acceptances are kept as an unaltered historical record.
